What is the monthly cost of a lot space at Island Cove?

​

Tiny Home Spaces 

Rent ranges from $550-$650/month + utilities. 1 year lease required.     

​

Mobile Home Spaces

Range from $665 -$760 depending on where you are located. 

​

Container Homes, Vintage Avion Trailer and Apartments

$700-$1200/month.

​

Storage

8' x 11' storage containers $95/month, 1 year lease.

​

What are some basic amenities that are incuded?

​

  • On site storage (available)

  • Coin operated laundry (available)

  • Access to river trail

  • Sites include trash/recycling & snow removal

  • On-site park manager

  • Lawn care service (available)

  • Trolly stop located at entrance to the park.

What is the size of your tiny home & mobile home lots?

​

Tiny home lots vary, however we can usually find a space that can accommodate an 8X26 feet wide  and in some spaces 8X40 feet deep. Typically, mobile home spaces can accommodate up to a 16X60 foot long home. No double wide homes please.

Do I need to own my own tiny home or does Island Cove have any that I can rent?

​

All Tiny Town residents own their own tiny home so bring yours to us or if you want to find out the cost of having one built, click here to access Rocky Mountain Tiny Houses located here in Durango.

Are there any code requirements for a mobile home or tiny home moving into Island Cove?

​

Each home must be approved by management with dimensions and photos prior to moving into Island Cove.

​

Can I reserve a specific space at Island Cove?

​

Space location is dependent on availability. Please check out our site map or contact our leasing office to tour our tiny town community.

​

Are utilities included in my space rent?

​

In addition to the monthly space rent, tenants are responsible for their own utilities. All sites have water, sewer, cable and electric hookups.  Most sites also have gas hookups.

​

Is there an application process?

​

Yes, cost is $40 for any occupant over the age of 18. We have a comprehensive application process which involves us meeting you along with processing both credit and background reports which also includes your ability to pay rent. Click here to download the application.

What is required for move in payment?

​

We collect 1st months rent + a security deposit equal to first months rent. After your application has been approved, we collect a security deposit to hold your spot.

​

​

Is storage available at Island Cove?

​

Yes, we currently have 4 8X11 metal storage containers available for rent. Cost: $90/month. In addition, some sites have room for your own storage shed.

​
